Tim H. Safransky

CPA, Founding Member

Tim Safransky, Founding Member Commonwealth Development (CWD) LLC and related entities, a real estate development company based in Tampa, Florida. He operates with a strategic plan of ‘taking real estate development projects from concept to completion’ through team building.

Even though Tim has several areas of expertise, he specializes in the areas of retail development, senior living development, joint ventures, and sale-leaseback financing.

He brings an extensive background of real estate development experience spanning more than 20 years to the company and serves in formulating and executing CWD’s strategic growth plans including the management functions within the company.

Safransky is happily married to Stephany and they have an adorable 13-year-old daughter, Ashley. Safransky holds a Bachelor of Science in Accounting from The University of West Florida (1986) and an active CPA license since 1988.

Founding Member

Jeff is a co-founder and has been instrumental in the growth of CWD. He has vast real estate experience including commercial and residential land development for over 50 years. He owns a medical practice in South Tampa and holds an active real estate license. He is happily married to Nancy and they have a son.

As the former COO of the largest provider of REO-to-Rental single-family property management services in the Eastern US and a licensed Florida licensed real estate broker, Chase has been responsible for scaling operational systems to serve the multi-market property management needs for a diverse portfolio of more than 1,000 small, mid-sized, and institutional investors, including clients such as Progress Residential, Colony American Homes, and Carrington Property Services.

Specializing in Property Services, including Renovations and Maintenance, Chase lead the expansion of Home Encounter Property Services into all aspects of physical property management. He also oversaw the successful scaling of the accounting and technical systems into one of the most respected property management platforms in the US, managing more than 5,000 units throughout the state of Florida. Chase lead the development of Home Encounter’s operating strategies and instituted a program to track and measure those efforts. He also advised cornerstone clients in the acquisition, optimization and profitable management of investment real estate.

Prior to his 12-year stint at Home Encounter, Chase worked as Controller for a private institution of higher education. He and fellow HomeProp co-founder, Peter Murphy started their careers in real estate in 2004 by founding Falcon Investment Corporation – a real estate opportunity fund specializing in low-income rental homes in Tampa. Chase holds a BS in Finance and an MBA from the University of South Florida in Tampa. He currently resides in Tampa with his wife, Tara, and three daughters.

Peter Murphy



Formerly CEO and Co-Founder of Home Encounter, the largest scattered-site single-family property management firm in the eastern United States. Murphy built Home Encounter from the ground up with co-founder Chase Clark serving Tampa markets first, and has since expanded to further offices serving thousands of clients and customers throughout Florida.

Murphy’s analysis of trends affecting the housing market and the rental-sector have appeared in the Wall Street Journal and the New York Times, and he has been a contributor to the Fox Business, CNBC, and numerous local news networks. He is the Qualifying Broker for HomeProp where he heads up Agent Recruitment and Vacation Rentals.

Prior to HomeProp, Murphy was a management consultant at Towers Watson and served for four years in marketing strategy on the agency and client-sides, primarily serving the automotive and restaurant sectors. Murphy holds a BS in Economics and an MBA from the University of South Florida in Tampa.
